What is The Tracy, and where exactly is it?

The Tracy is a performing arts center at 2210 Dr. Randy McDaniel Way, Middleton, FL 34762, on the campus of The Villages Charter School. The Villages Entertainment lists it at up to 912 seats. By day it serves as the high school's theater; on many evenings and weekends it hosts ticketed professional shows open to the public.

The building is part of The Villages Charter High School campus, which was brand new in 2024. A July 2024 Lake and Sumter Style report said the theater had already hosted band concerts and plays and was starting professional bookings, with Spin Doctors listed as the first concert. The same piece says the room is named for Tracy Morse and credits the Morse family for the facility.

The school describes it on its arts facilities page as a 20,000-square-foot facility with upgraded acoustics, audio-visual and lighting systems used for technical theater and performance classes. Inside the building is a smaller space, The Encore, which the school lists for coffee-house events, open mic nights and small choir shows.

The address matters if you are house hunting: Dr. Randy McDaniel Way is the same street the downtown businesses list, so The Tracy is part of the walkable core rather than a drive across town. Our Downtown Middleton directory covers the nearby restaurants, which is where most pre-show dinners will happen.

Middleton is not part of The Villages. Middleton is a separate community with no age restriction, developed by The Villages Development Company, LLC. The Tracy sits on a school campus in Middleton and sells tickets to the general public, so you do not need any community ID to attend a show.

What shows are coming to The Tracy this fall and winter?

Base prices start at $12 to $50.

Prices are the base ticket price each event page shows. The pages say taxes and service fees are added when you pick seats, and neither seller publishes the fee amounts, so the checkout total will be higher than the table.

Doors on most of these pages open in two steps: the lobby at 6 p.m. and the theater at 6:30 p.m. (6:15 p.m. for A Christmas Carol, and 2 p.m. lobby doors for the 3 p.m. CHURCHILL matinee). Every show above except the student Veterans Day concert lists bar service.

Lineups change; confirm on the venue's site before you plan around a date. We also carry Middleton and Wildwood dates on our local events calendar.

How do you buy tickets to The Tracy, and do you have to live in The Villages?

Anyone can buy tickets. The Villages Entertainment says it is the only authorized seller for The Tracy, through thetracy.com, its own website, its phone line and its box offices at Lake Sumter Landing, Brownwood and Spanish Springs. Buying online requires creating an account. The Tracy itself opens only for will call, 90 minutes before each show.

The Villages Entertainment theaters page calls itself the only authorized ticket seller for The Tracy, and The Tracy's FAQ says third-party sellers are not authorized. The 2024 Lake and Sumter Style report put it plainly: you do not have to live in The Villages to buy. Nothing on either seller's site restricts sales to residents.

Drive times are free-flow measurements from our Middleton commute times page, measured September 21, 2026, without live traffic. For most Middleton residents, ordering online or by phone and printing at home saves a round trip of roughly 45 to 75 minutes to a square.

Two listings disagree. The theaters page shows remote box office phone hours as Monday to Saturday, 10 a.m. to 5 p.m., marked as summer hours, while the newer box office page and The Tracy's FAQ say Monday to Friday. Plan on weekdays.

How tickets reach you: print at home (the PDF arrives about a week before the event, per the seller), or will call, where The Tracy's FAQ says only the original buyer may collect, with photo ID. The FAQ also says the Ticket Wallet app stopped working October 1, with Apple and Google Wallet support planned by year end.

Is there a resident discount at The Tracy, and does a Middleton address count?

Some shows carry a resident price. The Villages Entertainment says only the buyer needs a valid Resident ID and the discount then applies to the whole order, but its pages do not define what a valid Resident ID is. Whether a Middleton address qualifies is not published, so ask the box office before assuming you will get it.

The Know Before You Go page also notes that some performances do not offer a resident discount at all and tells buyers to check each event for separate resident and general public pricing. None of the six Tracy event pages above shows a separate resident price; they list one base price.

This is a small example of a bigger point. Middleton shares a developer with The Villages, but that does not mean Middleton residents get Villages programs, IDs or prices. Each one has to be confirmed on its own, in writing. Our Middleton vs The Villages comparison walks through what is and is not shared.

What should you know before your first show at The Tracy?

Parking in front of The Tracy is free. Outside food and drinks are not allowed, but most shows have a lobby bar. Lobby doors usually open at 6 p.m. for a 7 p.m. show, late arrivals are seated at the house manager's discretion, and recording rules are announced before each performance. The venue says it is ADA accessible.

  • Parking: The Tracy's FAQ says parking is directly in front of the venue and free. The Villages Entertainment says there is no parking charge at any of its venues.
  • Food and drink: no outside food or beverages. The bar is in the main lobby; The Villages Entertainment says its lobby bars take cash or card.
  • Doors: the FAQ says about 60 minutes before showtime; the event pages list lobby doors 60 minutes out and theater doors 30 minutes out. Go by the event page.
  • Accessibility: call 352-753-6600 to arrange accommodations. The Villages Entertainment lists assistive listening devices at each venue, wheelchair seats marked on seating charts, and interpreters on request through 352-750-5411. Service animals are allowed; other animals are not.
  • Children: the seller says everyone needs a ticket regardless of age, and that school events require tickets from age 3. The Veterans Day concert page lists children under 5 free, with children's tickets claimed in person. Check each event.
  • Phones and cameras: the seller says most performances do not allow photo, video or audio recording; The Tracy announces its rules before the show.
  • Bags: neither seller publishes a bag size policy for The Tracy. Bring less and you will not have to ask.

Can you get a refund or exchange tickets at The Tracy?

The two sellers' pages disagree. The Tracy's FAQ says all sales are final with no refunds or exchanges. The Villages Entertainment's general policy offers exchanges for another event or an account credit that does not expire. Both say cancelled or rescheduled shows are handled event by event. Ask which policy applies before you pay.

Until the two pages match, the safe move is to ask the phone box office which rule covers the specific Tracy show you are buying, and to buy only what you are confident you will use. The FAQ also says only the original buyer can change a ticket or the account.

On resale, The Tracy's FAQ cites the Florida statute on ticket resale and states that tickets cannot be resold for more than $1 over the original price. Treat that as the venue's stated rule, not legal guidance; if resale matters to you, read the statute or ask an attorney. Practically, buying from the authorized sellers avoids the question entirely.

What else is on in and around Downtown Middleton this season?

Beyond The Tracy, the Middleton downtown events list shows a Buffalo Market at The Villages High School on Saturday, November 7, 2026 at 9 a.m., a college football watch party that afternoon, and Light Up Middleton downtown on Saturday, December 5 at 5 p.m. The same evening, CHURCHILL plays The Tracy at 7 p.m.

That December 5 overlap is worth planning around: Light Up Middleton starts at 5 p.m. and the evening CHURCHILL performance starts at 7 p.m. a short walk away, so you could do both, but plan for a busier downtown than a normal Saturday.

The football watch party on November 7 (3:30 p.m.) links to The Villages Entertainment, and The Villages' own calendar places it at Eastport Center Stage. Middleton's downtown page does not name the location, so confirm where it is before you go. The AC/DC tribute plays The Tracy at 7 p.m. that same night.

For dinner before a show, the restaurant list in our Downtown Middleton guide is the place to start, and our things to do near Middleton guide covers what is further afield.

The local take

I was born and raised in Marion County, and for most of my life a real show meant driving to Orlando or Tampa. Having a theater of up to 912 seats on the same street as a neighborhood's restaurants is a different kind of amenity, and it changes how some people should weigh one Middleton homesite against another.

The trade-off people miss: The Tracy is also a working high school theater on a school campus. That is worth respecting when you pick a homesite, because the streets around a campus can feel very different at school arrival time and on a show night than they do on a quiet Sunday. Living a short walk from downtown is a real lifestyle gain; living on the route everyone uses to reach the campus is a different experience.

If you are choosing between phases or floor plans, here is what I would check. Drive from the homesite to the campus at 7:30 a.m. on a school day and again at 6:30 p.m. on a show night. Confirm whether your route downtown is legal by golf cart before you count on it (our move-in checklist covers Wildwood's cart rules). And if the resident ticket discount matters to you, get the answer from the box office, not from a sales conversation.

I am an independent agent, so my job is to put those trade-offs next to each other, not to sell you a specific builder's lot.
