What is the difference between Middleton and The Villages?
The Villages is a 55+ community operating as housing for older persons, with roughly 107 named villages, its own town squares and golf courses, and a Community Development District structure that issues per-parcel infrastructure debt. Middleton is a separate, much smaller, all-ages community in Wildwood with no age restriction.

The Villages column describes a community this site is not affiliated with, drawn from public sources and from the sister site's own MLS analysis. Middleton rows marked "not confirmed" are exactly that: unverified, and therefore unpublished, rather than absent.
Is Middleton cheaper than The Villages?
Not necessarily, and the comparison is harder than it looks. Every Middleton record in the 2026 data is new construction from 2023 or 2024. The Villages spans forty years of building, so its lower-priced inventory is mostly older homes. A new Middleton home compares to a new Villages home, not to a 1990s one.
The other half of the comparison is the obligations attached to the parcel. A Villages home carries a bond and a monthly amenity fee on top of the price, which can add tens of thousands of dollars of total obligation that never appears on a listing. Middleton's equivalent structure has not been verified, so this site will not claim it is lower, or higher, or absent. The bond is explained in full on the sister site if you are weighing both.
What this site will not tell you yet
Middleton's fee structure has not been independently verified: whether there is an HOA, a Community Development District, an amenity fee, or an infrastructure bond, and what each costs. Rather than repeat a number from a builder flyer, this site publishes nothing on it until it is confirmed with the community and with Sumter County. If you need the answer for a specific address before then, ask me and I will go get it.
The difference nobody mentions: resale depth
The Villages produced thousands of MLS records in 2026. Middleton produced eleven. That matters when you sell: a thin market gives an appraiser fewer comparable sales to work with, gives you fewer data points for pricing, and makes each individual sale a much larger share of what the next buyer sees.
It is not an argument against buying in Middleton. It is an argument for pricing carefully when you eventually sell, and it is the reason the market page here publishes all eleven records rather than a median built on four closings.
