No. Middleton has no age restriction. It sits beside The Villages, which is a 55+ community operating as housing for older persons under the Housing for Older Persons Act, and that adjacency is why the question comes up constantly. The two are separate communities with separate rules, developers and amenities.
That is the single fact most visitors arrive looking for, so it goes first and it goes plainly. Occupancy rules are set by each community, not by this site. The records name several phases, including Middleton Unit 1, Unit 2, Unit 3, Unit 4 and Phase 3, which is what you would expect of a community still being built out. Phase affects which builder built the home, what the lot looks like and sometimes what is finished around it, so it is worth asking about specifically.

What should I verify before buying in Middleton?
The fee structure, the phase and its build-out status, the builder warranty and whether it transfers, and the school assignment for the specific address if that matters to you. None of those are safely assumed from a listing, and two of them are not published anywhere reliable yet.
- The fee structure. HOA, Community Development District, amenity fee, infrastructure bond: which apply, and what each costs annually. Get it in writing.
- The phase. Which unit or phase the home sits in, what is still under construction nearby, and what the completion schedule is.
- Builder warranty. What is still in force on a 2023 or 2024 home, and whether it transfers to you. This is a contract question.
- School assignment. Zones are set by the Sumter County School District and change. Confirm the current assignment for the exact address with the district. This site publishes no school ratings or attendance claims.
- Insurance. Get a real quote on the real address. On homes this new, wind mitigation features usually help, but the quote is the only thing that counts.
